Terms
and Rules of Renting Suder’s Cabin:
1) CHECK-IN TIME IS 3:30PM
CHECK-OUT TIME IS 11:00 AM
2) If
we check out later than 12:00 noon, we agree to pay an additional fee of
$125.
If we are not out by 4:00 PM then we agree to pay
another full day rent.
This will be deducted from our deposit or charged
to our card.
3) RULES AND REGULATIONS:
Tenant agrees to comply with all reasonable rules or
regulations posted on the premises or delivered to Tenant
by Owner. ABSOLUTELY NO SMOKING OR PETS UNLESS PREVIOUSLY
ARRANGED. Any violation of this rule will result in the
forfeiture of your entire deposit. This is important
because some homeowners are allergic to pet hair or smoke.
This cabin is licensed by the City of Big Bear Lake to hold a maximum of
12 people (including children).
The cabin may be occupied ONLY by the number of adults and
children stated above. This rule will be strictly enforced.
We agree to forfeit our entire security deposit for breaking
this rule.
4) NO BIG PARTY AGREEMENT:
The owners expect you to enjoy social interactions including music,
drinking and laughter with friends and family to occur in
the cabin.
Owners do not, however, expect nor permit full-fledged
late-night big parties at the cabin. The City of Big
Bear Lake sends compliance officers driving around on the
weekends to check known rental houses for excessive
cars or noise
If it is determined that your group conducted a
full-fledged party (the neighbors will report you to the
city when
they see lots of cars and people, lots of noise) or if the
Owners receive a complaint or citation from the city,
then we agree to forfeit our entire deposit.
A maximum of four (4) vehicles may be kept at the
cabin. This cabin is a NON-SMOKING cabin.
We agree to forfeit our entire deposit
for breaking
this no smoking rule.

5) CLEANING: After your
stay the home will be inspected. Our cleaning service will
perform a departure clean. We request that you leave the
home picked up and any dishes put into the dishwasher and
started. Do not make up the beds, which have been used.
Tenant must take trash form home to nearest disposal site.
There is a separate charge of $50.00 for trash left behind
and or dirty dishes left undone. In addition if the home
is left excessively dirty or in disarray or the furniture
has been moved the cleaning fee will be doubled and
deducted from your security deposit Do not dispose hot
ashes into the trash bins or trash cans, if hot ashes must
be disposed of, please call Big Bear Luxury Properties. If
ashes cold, you may use small metal can provided.
6) We
assume all financial responsibility for any and all damages to cabin or
property.
7) We will notify the owner of any damage upon arrival.
8) INDEMNIFICATION
AND HOLD HARMLESS: We agree to indemnify and hold harmless
the Suder (Owner) from and against any liability for
personal injury or property injury or property damage
sustained by any person (including Tenant’s guest)
of any kind and for any reason incurred on
rented property.
This includes slipping or falling on ice or snow,
or tripping on
or off the deck, stairs or while using the showers or spa.
We agree to rent at our own risk.
9)
USE: Tenant shall not
disturb, annoy, endanger, or interfere with neighbors, nor
use the premises for any unlawful purposes, nor violate
any law or ordinance, nor commit waste or nuisance upon or
about the premises. Tenant shall not hold Owner or Agent
liable for personal property lost or left behind.
Cabin is not childproof and not recommended for
children under five years of age.
10)
CANCELLATION POLICY:
This reservation is
non-cancelable and non-refundable. If Tenant
cancels the reservation, owners or their agent will
attempt to rebook the premises at the same rate. If owners
or their agents are able to rebook the premises, tenant
will receive a refund less a $100.00 cancellation fee. If
owners and their agent are unable to rebook the premises,
Tenant’s rental payment, excluding departure cleaning
charges, will be forfeited.
11)
I will provide a current copy of my driver license to prove age and
identity. I must provide this prior to receiving my
confirmation and lockbox code to the house. (scan it and email it or fax it to 858-549-4139)
and I will sign a the written form of this agreement and
email/fax/mail it back.
12)
We will provide their own firewood (available at stores throughout Big
Bear).
13)
Security/cleaning deposits are returned or credited within
21 days of your
stay.
